The combination of slab-on-ground new builds with TMR systems aging out, heavy landscaping packages, and the wetland reserves along the western boundary makes this one of our busiest service areas.

Wetland-reserve perimeter blocks need closer attention.
The western and southern edges of the estate border the Deep Creek wetland system. Properties on Lakeside Boulevard, Heron Place, Brunt Road and the lower numbered blocks of Henry Road sit closest to standing water and remnant timber — both Coptotermes and Schedorhinotermes are active in this corridor. We’ve treated three live infestations along Lakeside in the past 18 months. If you’re on a perimeter block we recommend 6-monthly inspections rather than annual.
TMR system top-ups due across the early-release blocks.
The first Cardinia Lakes releases went up in 2005–2008. Those homes are now 17–20 years old — well past the first chemical reticulation system top-up and often past the second. We routinely find homes where the original installer paperwork is long lost, the reticulation valves are buried under garden beds, and the warranty has been void for years without the owner knowing. We re-establish the inspection record, locate the valves, and either top-up flush the existing system or transition to a Sentricon baiting station program if the chemical system can’t be revived.
Spider and ant pressure is high.
Cardinia Lakes wetlands breed mosquitoes and small flying insects all summer, which feeds heavy populations of black house spiders, huntsman spiders and golden orb weavers. Pavement ant and coastal brown ant pressure is also high. Most Cardinia Lakes families book a pre-summer general pest treatment in October / November to knock back the population before the kids are using the yard. $250–$350 for internal + external, IGR-treated for longer residual.
