Leaking taps, blocked downpipes, air-con condensate dumping at the slab, and slow plumbing leaks are the most common conducive conditions we flag. Termites need moisture — fix the moisture source and you remove the invitation. Landscapers — for slab-edge management.
New-build landscaping packages routinely bank mulch against the slab and cover weepholes — both of which void the TMR warranty and provide hidden termite access. We work with landscapers who know to leave the slab edge visible, set mulch back 300mm, and keep TMR reticulation valves accessible.
Builders & carpenters — for renovation barrier re-establishment.
Any renovation or extension that breaches the existing termite barrier — new slab pour, removed wall, added bathroom — needs the barrier re-established to AS 3660.1. We coordinate with the builder so we can apply the new barrier during the construction window rather than retrofitting.

- AS 3660.1 — Termite Management Part 1 (New Construction). The standard that governs TMR systems installed in new builds since 2016 — chemical reticulation, physical barriers, or combined approaches. - AS 4349.3 — Inspection of Buildings: Timber Pest Inspections. The reporting standard for settlement and insurance-grade timber pest inspections. Our pre-purchase reports meet this. Standards Australia

Inspection before or after landscaping?
Inspection first — we’ll mark up the slab edge and TMR valve locations on a sketch the landscaper can work to. Otherwise the landscaping covers things we’ll need to uncover later.
Treatment before or after renovation?
Coordinate. If the renovation breaches the existing termite barrier, the barrier needs to be re-established during the construction window — cheaper and more effective than retrofitting after.
Do we need an inspection before settlement?
Not legally required but strongly recommended. A current AS 4349.3 / AS 3660.2 inspection report is the cheapest insurance available on a $700K+ property — and increasingly required by lenders and insurers regardless.
