Growth-corridor zone (Officer, Cardinia Lakes, Pakenham, Beaconsfield, Heritage Springs, Berwick): mostly post-2010 slab-on-ground new builds with TMR termite protection systems installed at construction. Chemical reticulation systems are aging out of their original 8–10 year service interval right now — we top-up flush these regularly. Physical barriers (Termimesh, Kordon) are usually intact provided landscaping hasn’t buried the slab edge. Annual AS 3660 inspections are the baseline.
Bushland-edge zone (Heritage Springs back lots, southern Officer, Pakenham Upper, Bunyip, Garfield, Maryknoll, the fringe of every estate): properties bordering reserve land, state park, or large stands of remnant bushland. Constant Coptotermes foraging pressure from nests in surrounding eucalypts. We recommend 6-monthly inspections for these properties, and active Sentricon baiting station programs around the perimeter rather than reactive treatment only.
What every Cardinia property needs.
- Annual AS 3660.2 inspection: Mandatory if you want the termite protection warranty to remain valid, and required by most household insurers since 2023.
- Conducive condition audit: We list every issue (timber-to-ground, mulch against slab, leaking taps, weephole obstructions) at every inspection — fix the conditions and you slash the future treatment cost.
- TMR system check: If your home was built after 2016, locate the installer’s warranty certificate and verify the system. Chemical reticulation is due for top-up at 8–10 years.
- Pre-purchase timber pest inspection: Settlement-grade AS 4349.3 / AS 3660.2 report with thermal + moisture + borescope. Not the same as a building inspection.
