The shire is bordered by bushland — pressure is constant.
Cardinia Shire wraps around the Bunyip State Park, Cardinia Reservoir and the foothills of the Dandenongs. Coptotermes acinaciformis (the most destructive subterranean termite in Victoria) nests in eucalypt stumps and dead trees in that bushland and forages 50–100m into surrounding properties. Heritage Springs and the southern edge of Officer back directly onto reserve land — we find evidence of foraging on the majority of pre-purchase inspections in those streets. Every new build in Officer, Cardinia Lakes and the surrounding estates since 2016 has been required to install a Termite Management for New Construction (TMR) system to AS 3660.1 — either a chemical reticulation system in the slab perimeter, a physical barrier under the slab (Termimesh, Kordon), or both. Those systems have a defined service life: physical barriers are usually lifetime if undisturbed, chemical systems need re-flushing every 8–10 years. If you bought a new build in 2017, your termite protection is aging out right now. We can verify the original installer’s certificate, locate the reticulation valves and book in the top-up flush.
You can’t see active termites until the damage is done.
Subterranean termites enter through cracks in the slab as small as 2mm, build mud tubes inside wall cavities, and consume the soft inner wood of pine studs while leaving the painted skin intact. By the time a homeowner notices a sagging architrave or a soft skirting board, the colony has usually been active for 18–36 months and you’re looking at $30K–$80K of structural repair plus the treatment. Annual inspections catch the mud lead in the subfloor or roof void before it reaches the framing. Thermal imaging picks up the moisture signature of active workings inside walls. Moisture meters confirm. Borescope verifies. None of this works on a five-year inspection cycle.
